
SAN JOSE — A big center for advanced tech manufacturing could sprout at the site where a mixed-use village was once eyed in San Jose, plans filed with city officials show.
The complex would total 208,000 square feet and be located at 350 W. Trimble Road near Orchard Parkway, according to a proposal filed by LBA Realty, the property owner and developer.
LBA Realty owns a parcel totaling about 37.5 acres at that site. The proposed building would be constructed on roughly 10.4 acres of the overall site, the plans filed with city officials show.
At one time, LBA had owned about 68.1 acres on two parcels at that location. In 2021, however, LBA sold about 30.6 acres to Microsoft for $78.7 million. Microsoft has proposed the development of two big data centers on the acreage.
LBA had proposed a development it was calling North Town that would have consisted of office buildings, a hotel, shops and restaurants on the 37.5 acres that it still owns.
When the project was first proposed, it was hailed as a new village that was poised to enliven that section of north San Jose.
In the wake of the coronavirus outbreak, however, massive office and hotel projects are being seen in some circles as riskier than they once were.
As a result, it appears LBA Realty has shifted gears on nearly one-third of the property that it still owns.
“Manufacturing and assembly” uses are now being eyed for the property, the LBA filing states.
Advanced tech and manufacturing projects have increased in popularity because this sort of work typically is done in person and can’t be conducted as readily by workers who are at remote sites or at home.
